Selling real estate gets even more challenging when the supposed buyer is just making offers on properties that they can not, and will not actually purchase.</p>
<p>One known phantom buyer has made a dozen known offers on homes priced at a half million dollars or more. Without ever seeing the property, he contacts real estate agents and tells them he wants to make an offer contingent on an inspection, that he never shows up for. He typically says he will put down $20,000-$100,000 in Earnest Money, but surprisingly never actually provides the check.</p>
<p>Why he does this? Maybe he is dillusional and really thinks that he has the money to pay for the house. His motive in doing this is baffling, it doesn&#8217;t make sense. Sellers are extatic about getting a &#8220;solid&#8221; offer, but crushed when they find out the buyer is fake.</p>
<p>The police can’t really do anything about it, because he’s not really breaking any laws. <p>How do you prevent wasting your time and efforts on phoney buyers? Make sure you get consideration with the offer in the form of earnest money. Fake buyers aren’t likely to risk the money they probably don&#8217;t have just to satisfy their fantacy home purchases. Keep your eyes open, watch for things that don&#8217;t seem right. Your house isn&#8217;t actually sold until the money has been transferred and is made official at the county recorders office. If an offer seems to good to be true, it probably is.</p>
