Selling City Land, For-Sale-By-Owner, Is It Possible?
Perhaps so. These are some thoughts as a Realtor.
- Showing is straightforward. You do not have to meet buyers at the property; they go all alone! It’s not like showing a house where you have got to pick up the children’s toys and pizza boxes before showing.
- If there’s a lot of new construction occurring in the area, builders, buyers and realtors are all driving around. Make it easy for them to reach you.
- Some Buyers wanting to build will call you; others will not call. They will not call because they want help in choosing a good building lot , knowing setbacks, knowing area prices and so on. They require help; and they get it free with their Realtor.
- Builders in the area will have an interest. Some will call you, others will tell their Realtor to have a look at it for them.
- Realtors are continually looking for land for their customers. As a Houston Heights Realtor, I am frequently trying to find land for builders and customers. If a Realtor calls you, speak with them. It cannot hurt, and may result in a sale.
Ways to sell the land yourself…Tips from a Realtor.
Consider the following ideas. These are time-consuming, but it’s what a good realtor would do.
- Ensure the land can be searched on the Internet. The internet is where the majority start their search and do their research
- Call each builder working in the area. Call them several times. They are all ADHD. They have to be to juggle the many tasks needed in building a home or multiple houses. They tell you they are going to look at it and then call back. They’re going to forget. Call them again! Email the survey, plat, pricing, whatever you have.
- Call each Realtor selling new construction in the area. Most likely builders will buy land through their realtor.
- Call on each construction site in the area. You can get this information thru the permit dept if you don’t like to walk through mud to talk to them. Will they need more land?
- Do all of these things, and then do them again. A builder who just sold his last house is much like an addict. He has to have his next fix; his next project. He will be in bad shape without it. One month he may feel too broke to contemplate it. The month after next, he is actively looking.
- Talk to builders. What would they build on it? Generate ideas to chat to next guy. Does he know anyone that might have an interest? Does he have a customer for a custom home who is searching for a lot?
- Do not be a Stealth Seller. Get out there and push it!
